Settlement Services International is a leading not-for-profit organisation providing a range of services in the areas of humanitarian settlement, accommodation, asylum seeker assistance, foster care, employment services and disability support in NSW.

Scope of fitout

Settlement Services International had a need to open its 3rd Office hub located in the Bankstown CBD. The scope was to find a suitable location and building that can accommodate the needs detailed below, design, construct and fitout as soon as possible.

Works included

  • The new office has to accommodate 130 SSI staff members, including 120 in workstations and 10 managers offices, corporate reception, two meeting rooms, an informal meeting area and a quite room for staff use.
  • Boardroom facilities for 30 staff with state of the art audio visual equipment, and video conferencing to match and communicate with our other two office Hubs.
  • Staff kitchen and social area for up to 50 staff members at any given time.
  • Client interview area to accommodate up to 100 visitors per day via a concierge service of 3 staff with a separate access from general staff and visitors. This area needs to have 10 specially fitted interview rooms, this included a specially fitted family’s room including a sink and baby change area, a separate waiting area for families and a seated waiting area to accommodate 30 people with coffee and tea making facilities.
  • Two learning / training rooms for up to 45-50 people in each room, that also transforms into an auditorium / function centre for up to 250 people with a fully functioning AV-media facilities that can service both media (TV & print) and event presentations. This area also needs to have a separate food preparation area dedicated access when both training rooms are both in use.
  • The office needs to be comfortable and modern but also provides a strong correlation between our company values including staff well-being, happiness and productivity. The SSI workplace environment contributes to attracting, retaining and cultivating new staff to join a team of dedicated people.

Challenges and solutions

This project was not the normal office fitout. The building did not include the normal facilities such as lighting, ceilings, Air conditioning, fire services, Data-communication infrastructure and power supply. These all had to be designed, constructed and installed new from scratch.

Establish a fast acting team of Apex Executive Interior staff, SSI senior staff from facilities and IT to carry the hard decisions. Communication with the team and careful planning on both sides ensured the project remained on track. At times this was down to the hour and working with only the most reliable trades and services was this possible to deliver. With this team approach we were able to produce a new working environment that has been described by SSI CEO and the Executive members has giving them ‘Office envy’.
