HammondCare is an Australian health and aged care provider specialising in aged care, dementia care, rehabilitation and palliative care.
Scope of fitout
Fitout of HammondCare’s rehabilitation facility at St Leonards, including the construction of a new rehabilitation pool, amenities, gym, offices, and specialised rehabilitation and treatment rooms.
- Demolition of existing walls, glazing and joinery to accommodate the new fitout
- Installation of new ceilings throughout the refurbished areas
- Construction of specialised treatment rooms, consultation rooms and supporting rehabilitation spaces
- Painting of all new and affected areas
- Installation and modification of mechanical services to suit the new rooms and facility requirements
- Design and installation of a mechanical system to service the new rehabilitation pool
- Installation of new hydraulic services throughout the amenities, treatment areas and rehabilitation pool
- Installation of new electrical, data and lighting systems throughout the fitout
- Installation of specialised flooring selected to suit the requirements of each rehabilitation and treatment area
- Installation of a new rehabilitation pool within the existing slab between Ground Floor and Basement Level 1
- Supply and installation of new furniture throughout the facility
Challenges
Dormant site
The site had been dormant for an extended period prior to the commencement of works, creating uncertainty around the condition, functionality and capacity of the existing mechanical, electrical, hydraulic and fire services.
Rehabilitation pool
The project required a new rehabilitation pool to be installed within the existing slab between Ground Floor and B1. The substantial weight of the pool, structural reinforcement requirements, and limited access and loading space presented significant logistical and structural challenges.
Insufficient power capacity
The existing electrical infrastructure did not have sufficient capacity to meet the power requirements of the new fit-out and specialised rehabilitation equipment, creating a significant challenge for the completed facility.
Tight timeframe
The construction programme was driven by a fixed date for patients to return to the facility. This created a tight timeframe for completing the fit-out, services and specialised rehabilitation areas while maintaining the required standards of quality, safety and compliance.
Solutions
Dormant site
Extensive testing and investigation of the existing services was undertaken at the commencement of the project. This allowed the project team to establish the condition and capacity of the existing infrastructure and identify potential issues before progressing with the main works.
Rehabilitation pool
Working closely with the designers, consultants, certifiers and specialist contractors, the project team developed and coordinated a solution that enabled the rehabilitation pool to be successfully installed within the existing slab while meeting all structural, operational and compliance requirements.
Insufficient power capacity
To provide the additional electrical capacity required for the fit-out, a new power supply was brought directly from the street. This provided sufficient capacity to support the completed facility and its specialised rehabilitation equipment.
Tight timeframe
Trades were closely coordinated throughout construction, supported by extended working hours and detailed programming where required. Clear and consistent communication between the project team, contractors, consultants and client enabled issues to be identified and resolved quickly, allowing the fit-out to be completed in time for the scheduled return of patients.

The project needed strong day to day oversight, driving decisions and deadlines to ensure we were able to relocate staff in April and have the pool completed in May.
Whilst there are a few loose ends to close out, I’m pleased to say that our services have all successfully transitioned and are settling into their new home for the next 3 years.
