Challenges
Retail trading restrictions
The store was located within an active retail environment, meaning works were required to be coordinated around the store’s trading hours, centre requirements and neighbouring tenancies to minimise disruption to customers and surrounding businesses.
Restricted ceiling space for shopfront bracing
Limited space within the existing ceiling void created challenges for the installation of the required shopfront bracing, with existing structural elements restricting access and available installation space.
Constrained working area
The floor plan required multiple trades to complete works within a limited area, creating challenges around access, material storage, sequencing and maintaining productivity without trades impacting one another.
Worker relocation during construction
Due to the five-week construction programme, Flight Centre and Travel Money staff required temporary locations from which to maintain business operations throughout the works.
Solutions
Retail trading restrictions
Works that had the potential to affect retail operations were programmed outside of trading hours where required. Coordination with centre management ensured that access, deliveries, noisy works and other disruptive activities were planned in advance and completed in accordance with centre requirements.
Restricted ceiling space for shopfront bracing
The shopfront bracing was carefully installed around the existing ceiling structural elements and available structural fixing points. Additional areas of the ceiling were cut, patched and painted to provide sufficient access for installation while maintaining a quality finish.
Constrained working area
A detailed programme was developed to coordinate trades efficiently and minimise congestion within the tenancy. Daily coordination between trades, along with staged material and furniture deliveries, allowed multiple activities to progress simultaneously while maintaining a safe and productive site.
Worker relocation during construction
Working closely with centre management, two temporary kiosk locations were secured within the centre. We coordinated the installation of a temporary Flight Centre kiosk and a separate Travel Money kiosk, allowing staff to continue servicing customers and maintaining business operations while the main tenancy was under construction.
