Servcorp is a global serviced office company that provides premium flexible workspaces, virtual offices, and business support services, helping businesses run and grow all over the world.

Scope of fitout

Transform a vacant full floor on Level 35,252 Pitt Street Parkline Place into a premium Servcorp workspace featuring multiple private offices, collaborative zones, and shared working spaces throughout.

  • Installation of a new mechanical air-conditioning system throughout the floor, including chilled beams to offices, meeting rooms and shared areas
  • Installation of a new fire services system throughout the tenancy, integrating these into feature ceilings, wall and ceiling leather panelling to maintain the design intent
  • A combination of dual bond broadloom carpet, timber flooring and feature tiling to define different areas and create a high-end finish
  • Custom joinery throughout the kitchen, reception and breakout areas, providing practical storage and aesthetic properties
  • Construction of multiple private, acoustically rated offices and meeting / quiet rooms, providing clients with comfortable and confidential workspaces
  • LED ceiling lit coffers surrounding internal offices and base-building areas adding an extra layer of aesthetics and lighting throughout the floor
  • Window Film applied to glazed partitions throughout the tenancy, including switchable film to the boardroom providing instant privacy when required
Challenges
Tight congested construction program

The fitout had a very short construction program from the time the floor became a construction site to the client’s move in date. Coordinating all trades while maintaining the job quality within the timeframe was a significant challenge.

Limited goods lift access

The project was built alongside several other fitouts within the building at the same time, within the building there was only 1 goods lift for all trades. This created logistical challenges for material deliveries, waste removal and moving around floors.

Coordination of extensive ceiling services

The project involved integrating extensive mechanical, hydraulic, electrical and fire services within the ceiling space. Coordinating kilometres of ductwork, pipework, cable trays and fire services while accommodating for feature ceilings, feature lighting and architectural finishes required lots of planning, in the moment changes and collaboration.

Tight congested construction program

The team worked tirelessly throughout the project, coordinating closely with trades and the base building contractors to maximise productivity. Every trade worked together, ensuring no time was wasted and critical activities were completed as efficiently as possible. The collective hard work and communication work of everyone involved enabled the project to be delivered on schedule without reducing the quality.

Limited goods lift access

Deliveries and material schedule were programmed during early mornings, evenings and quieter periods to avoid peak times for the goods lift. communication with building management and neighbouring contractors ensured lift access was coordinated efficiently and preventing delays.

Coordination of extensive ceiling services

Early coordination with consultants, contractors and the client. Regular site inspections ensured all building services were successfully integrated without majorly changing the design intent. This approach minimised clashes, maintained the construction programme and streamlined any changes.
